Windows and Doors, Measured Opening by Opening

Replacement and new construction, for homes and for commercial spaces. Windows & Doors has its own number, so a window job never has to travel through a construction desk first.

  • A window job starts at the opening, not at the catalogue. We measure each one, confirm whether it takes a retrofit or a full-frame replacement, and go through configuration, frame color, grid pattern and glass type with you before anything is ordered.

    Clark County builds to the 2021 energy code, climate zone 3. Its prescriptive path for windows is a U-factor of 0.30 and a solar heat gain coefficient of 0.25. Both numbers are printed on the NFRC label of the unit itself, so what was installed can be checked against what was specified.

  • An entry door is measured to the existing frame, or to the new rough opening if the wall is changing. Swing, threshold and hardware are confirmed on site, because those are the three things that are expensive to change once the unit has been ordered.

    If the opening is being resized, that is construction work and not a door swap. The General Construction line handles the framing and the finish around it, and both halves stay on one schedule instead of two.

  • A patio door carries more weight and far more glass than an entry door, so the sill and the header matter. We look at how the existing unit is sitting, and whether the track and the surrounding finish need work as part of the replacement.

    The glass in a patio door answers to the same energy code as a window. Ask for the NFRC label on the unit you are being quoted: the U-factor and the solar heat gain coefficient are printed on it, per unit.

How the Work Moves, and What Decides the Number

The same sequence whether it is one window or a full tenant improvement. Nothing starts before the step in front of it is done.

    Request

    Send the project through the estimate form, or call the line that matches it — Windows & Doors, or General Construction. Tell us what the work is and where it is; the detail can come later.

    Site Visit & Measurements

    We come out, measure the openings or walk the space, and look at the existing conditions. Then we go through the options that actually apply to your project, rather than every option that exists.

  3. 03

    Written Estimate & Scope

    You get the scope in writing: what is included, what is not, and what is still open. Anything left as an allowance rather than a fixed item is labelled as one, so there are no assumptions carried into the job.

  4. 04

    Scheduling & Installation

    We agree on dates and access, pull the permits the work requires, and coordinate the trades involved. The work area is cleaned when the work is finished.

Accurate Pricing Starts with Measuring Your Actual Conditions

  • We don't quote before we measure. A number given before anyone has seen the opening is a number that moves later.
  • After the visit you get the scope in writing: what is included, what is excluded, and anything left as an allowance — labelled as one, so you can see which parts are settled.
  • If something turns up once the work is open, it gets documented and priced before anyone builds it, and you decide.

Before You Call

Do you work outside Las Vegas?

We work across the valley: Las Vegas, Henderson, Summerlin, North Las Vegas, Boulder City and surrounding areas. Anything further out depends on the size of the job, so ask when you call. Our office is by appointment only, which means a site visit is usually the faster first step for both of us.

Can you replace windows while we are living in the house?

Yes — occupied-home replacement is ordinary work for this line. Openings are handled in sequence rather than all at once, and we agree beforehand on which rooms are worked on which days, and on access for the crew. Window coverings, furniture near the openings and pets are worth talking through before the first day.

Can you do commercial work in a space that is still operating?

That is a large part of the commercial side: tenant improvement and repairs in offices, retail, warehouse and healthcare spaces that stay open. It usually means phasing the work, agreeing hours and access with the property manager, and separating the work area from the part still in use. Tell us those constraints early, because they shape the scope.
